Description
Ebruli Kayasehir is a residential project in Kayasehir, in the Kayabasi neighborhood of Istanbul's Basaksehir district on the European side. Its address is on Meliksah Sokak, and the plot runs along Akzambak Sokak to Kayasehir Boulevard, a short walk from Basaksehir's municipal building and city square.
The project is built by Ebruli Insaat on land owned by Emlak Konut GYO, the real estate investment company affiliated with Turkey's state housing agency TOKI, under a revenue-sharing agreement; Emlak Konut awarded the plot to Ebruli Insaat in a 2021 tender. On about 30,056 sqm of land, the developer lists nine blocks with 289 apartments and 7 shops. The blocks vary in height, from low garden buildings to mid-rise blocks with green roofs, arranged around a landscaped central garden.
The developer currently describes the apartments as ready to move into. Drone photos from May 2025 in the developer's folder show the blocks with their facades and roofs finished while landscaping and site works were still under way.
The developer gives the mix as 24 2+1 apartments, 3 2+1 duplexes, 63 3+1 apartments, 18 3+1 duplexes, 171 4+1 apartments and 10 4+1 duplexes. The homes the developer currently offers are 2+1 and 3+1 apartments and 2+1, 3+1 and 4+1 duplexes. The 4+1 duplex plan for F Block shows 212.81 sqm gross (164.20 sqm net) over two levels: an entrance hall, living room, kitchen, bedroom and bathroom on the lower level, and a master bedroom with en-suite bathroom, two more bedrooms, another bathroom, a laundry room and a maid's room with its own bathroom on the upper level. Each level opens onto a private garden area, of about 59 sqm and 32 sqm, and the unit has a 17 sqm storage room.
The developer lists a social facility building, an indoor swimming pool with separate sections for women and men, a sauna, a Turkish bath, a steam room and a fitness area. Outdoors there are landscaped gardens, walking, running and cycling paths, children's play areas, seating areas and wooden deck platforms for the owners of garden-floor homes.
The developer puts Kayasehir Merkez station on the M3 metro line about 1 km away, Basaksehir City Square about 750 m, the Nation's Garden (Millet Bahcesi) park about 1 km, Cam and Sakura City Hospital about 2.5 km, Basaksehir State Hospital about 5.4 km, Samlar Nature Park about 5.5 km, Ataturk Olympic Stadium about 5.6 km and Ibn Haldun University about 7.3 km. Istanbul Airport is about 27 km away by road.
