Step 1. Tell Us About Your Property

Step 2. Provide a Power of Attorney
To begin, we need a power of attorney (PoA) from you, which can easily be arranged at a Turkish consulate in your country or at any notary in Turkey. It allows us to act on your behalf with tenants and the site management.
Step 3. Leave the Rest to Us
Once the power of attorney is in place, we handle every aspect of renting out your property and managing the tenancy, including the ongoing communication and maintenance, and keep you informed.

Frequently Asked Questions About Property Management
How much does property management cost?
It depends on your property and on the services you choose, for example finding a tenant only, or full management including rent collection and maintenance. Tell us about your property and we will give you a quote.
How much can the rent be increased in Turkey?
For homes, the rent can be increased once a year at renewal, by at most the 12-month average change in the consumer price index (TÜFE). After five years, the rent can be reset to the market level by agreement or by a court decision. We follow these dates for you.
How much deposit can I ask from a tenant?
The deposit can be at most three months' rent. It is usually held in a bank account or returned when the tenant leaves, after any damage or unpaid bills have been settled.
Can I rent out my apartment short term, like on Airbnb?
Since 2024, renting a home to tourists for less than 100 days requires a permit from the Ministry of Culture and Tourism, and the other owners in the building must agree. We check whether your property qualifies before you decide.
Do I pay tax on my rental income?
Yes. Rental income from a property in Turkey is declared every year and taxed at the progressive income tax rates, with a yearly exempt amount for residential rent. See our Turkey Rental Income Tax Guide 2026.
