Halkali is the main neighborhood in the north of Küçükçekmece district of Istanbul, and forms the new modern face of the district where streets, buildings, and landscapes are totally different from the old Kucukcekmece.
Kucukcekmece district has a specialty for being located in a central location in the middle of the European side of Istanbul. Kucukcekmece is neighbored by Bacilar, Atakoy, Avcilar, and Basaksehir districts in the west part of Istanbul, east to “Kucukcekmece” Lake, and bordered by the three important highways of Istanbul’s E5, E80, and O-7.
The O-7 highway known as (Basin Ekspres) which is the main used road to reach the new Istanbul Airport, starts as a branch from the coastal road, intersects with the E5 and E80 highways, and continues till the third highway of Istanbul.
Kucukcekmece Lake is going to be the entrance of the new Istanbul Canal which is planned to be the new path between The Marmara Sea and The Black Sea after the Bosphorus and will be used for commercial marine transportation only.
Halkali neighborhood is a combination of residential and commercial areas with a majority of residential complexes.
Halkali and its surrounding contains many important landmarks of Istanbul city that includes big hospitals like “Kanuni Sultan Suleyman Hospital” and “Acibadem Hospital”, also has many universities like Marmara University, Zaim University, Kultur University, and Acibadem University as well as some big shopping centers like the Mall of Istanbul, 212 Istanbul Power Outlet, Kuyumcukent, and Starcity Outlet.
Halkali hosts the terminal station of Marmaray railway after it has been extended in 2019 to include about forty additional stations to its line starting from Halkali and till “Gebze” on the eastern boundaries of Istanbul.
Halkali is expecting three new metro lines to pass through it in the next few years. The M9 line which will connect Ikitelli neighborhood with Atakoy district passing through the Basin Ekspres area, the M11 line which will connect Halkali Marmaray station with the new airport, and the extension of the M7 line which will connect Mahmutbey metro station with Esenyurt district passing through Halkali.
Halkali is a perfect example of the changing of urbanization and housing in Istanbul and how can the residential complex concept replace the traditional crowded blocks style of building.
The open spaces between complexes and buildings in Halkali give you the advantage of living in a suburb style neighborhood while you are at the center of the city.
The modern complexes spread in Halkali and Atakent neighborhoods provide apartments and townhouses of different sizes in a secured and facilitated environment. Apartments of one-bedroom size and bigger are available in mid-rise buildings in all complexes, while townhouses options would start from three-bedroom size in some complexes.
The complex landscape view can be the best view in most of the projects in the neighborhood as only a few complexes have the advantage of the lake view. However, even the street view is good in Halkali and Atakent where most of the streets are well cared of.
All residential complexes are providing security service all the time, car parking, cleaning and landscape caring services, in addition to many other facilities like fitness saloons, open or closed swimming pools, children playground, sport courts, Turkish bath, sauna and more.
The majority of the project is residential in the inner circle of Halkali, while some commercial projects are located closer to Basin Ekspres area where options of hotel apartments, home-office apartments, offices, shops, or stores can be found.
One-bedroom and two-bedroom sizes are the most common for commercial apartments which usually are following the home-office concept. These apartments come smaller and with an open kitchen to make it more usable for different purposes.
Many residential complexes have some shops annexed to the project buildings to provide the main needs of the complex residents, these shops would form a good investment opportunity as they are easier to be rented.
Hotel apartments are the best commercial properties investment-wise, and the Basin Ekspres area is the best place to find this type of property as it is becoming a new business center of the city or “a new Maslak” as some like to say.
Limited options of villas can be found west to Halkali over the lake.
The price range to be expected in Halkali is around 1000 USD to 2200 USD per square meter.
Halkali is providing a unique combination of modern lifestyle and a comfortable calm environment while being in the city, close to the main activity and business centers. From Halkali you can reach Basin Ekspres, Atakoy, and Basaksehir business areas within a few minutes, and a few more minutes to reach Zeytinburnu, Fatih, Maslak or Levent districts. Many shopping and activity centers are also nearby or reachable within a few minutes of driving like Mall of Istanbul, 212 outlet, Arena Park, Masko, or Kuyumcukent, and more. Educational establishments of all levels are widely spread in Halkali and the surrounding areas and districts and this is a big attraction point for families. Reaching the new Istanbul Airport takes less than thirty minutes and will be easier when the new metro line gets launched. All the above features build the value of Halkali and Atakent neighborhoods and produce a high demand for its units.
Choosing Halkali as your new property location would be a good decision, but may not be that easy task when there is that amount of variant projects.
