Bakirkoy is one of Istanbul’s districts that lays on the coast of the Marmara Sea west to Zeytinburunu, south to Bahcelievler, Bacilar, and Kucukcekmece which are the neighbor districts of Bakirkoy. Bakirkoy is bordered from the north by the E5 highway which is the main highway in the south part of Istanbul as it passes through the main city centers and connects the European and the Asian sides of Istanbul. It is also the road used by the "Metrobus" which is one of the main public transportations of the city.
Ataturk International Airport is the first thing to come to mind when mentioning Bakirkoy as it is occupying about fifty percent of the district space. The Old Airport is not receiving any more passengers but only limited cargo flights after a decision to transfer all aviation actions to the New Istanbul Airport has been taken.
A big public park will take the old airport location to be one of a few big national parks worldwide.
Next to the old airport there is the CNR Exhibition center which is one of two fairgrounds in Istanbul that hosts hundreds of local and international exhibitions and hundreds of thousands of visitors every year. The CNR Exhibition Center will also be expanded by taking a part of the land left behind the old airport.
Not far from the airport and the exhibition center there is the Istanbul World Trade Center which is an important business center where multiple big commercial and financial companies are working from.
While the airport was connecting Bakirkoy to the world through the sky, and in addition to Metrobus, many other transportations are connecting Bakirkoy over land and water.
The M1 metro line was the first in Istanbul and it connects Bakirkoy with Yenikapi which is the connecting point between different transportations. The Marmaray railway started to connect the two continents a few years ago and has been extended in 2019 to reach Halkali in the west and Gebze in the east passing by many stations in Bakirkoy. Atakoy port and marina connect Bakirkoy with Avcilar and Yenikapi on the European side and Bostanci and Maltepe on the Asian side of Istanbul.
Bakirkoy has two main residential areas Atakoy and Florya which are among the best and luxurious areas of Istanbul. Bakirkoy also has many landmarks and destinations of hospitals and universities like Bakirkoy Hospital, Istanbul Aydin and Kultur universities, and lots of shopping centers like “Flyinn, Galeria, and CapaCity” shopping centers.
Bakirkoy has two highly reputable and luxury residential areas that have a general theme of low-rise buildings surrounded by plenty of greenery spaces. Both of Atakoy and Florya have been among the best neighborhoods of Istanbul for decades.
A new generation of real estate developments has been constructed recently in the area especially on the coast and next to the E5 highway. Several modern and high-quality complexes with high-rise buildings have been built on the coast of Atakoy where the full view of the sea, open garden spaces, high-quality finishings, and luxurious social facilities are the main features.
People dreaming of a luxury lifestyle that combines being in the city and having the features of a spa or nature residence would find what they are looking for in Bakirkoy. Complexes are offering high-end quality services and facilities including 24 hours security service, swimming pools, sports courts, fitness centers, Turkish baths, sauna, and more.
Options of apartment start by one-bedroom size and up to five-bedroom size apartment. While multiple options of luxury penthouses are also available.
On the other side of Bakirkoy next to the E5 highway we can find many new projects with modern designs. These projects are focusing on the business type of properties based on the characteristics of the area around the E5 highway. The area which includes different transportations like “the Metrobus and the Metro”, in addition to cars, includes also many important destinations like Bakirkoy Hospital, Airport outlet shopping center, Kultur University, and the CNR exhibition center. That caused the area to become a business and activity center for companies and individuals of different sectors.
The new projects provided residential and commercial “home-office” type of apartment, in addition to offices and shops.
Properties in these business centers are opportunities for a good investment as they can be rented with commercial contracts that are high in income and longer in period.
The price range to be expected in Bakirkoy is around 2000 USD to 8000 USD per square meter.
