If your total residential rental income remains below this threshold, you are not required to submit a tax declaration. However, if your income exceeds this amount, only the portion above the exemption threshold will be subject to taxation.

Commercial Rental Income: Higher Declaration Limits

For commercial rental income, different rules apply.

The declaration threshold for commercial rental income has been set at:

  • 330,000 TRY for income earned in 2025

  • 400,000 TRY for income earned in 2026

If rental income exceeds these amounts, property owners must file a tax declaration.

Additionally, rental income that is not subject to withholding tax must be declared if it exceeds:

  • 18,000 TRY for 2025

  • 22,000 TRY for 2026

Mandatory Bank Transfers for Rent Payments

Turkey enforces strict regulations requiring rental payments to be made via bank transfer or official financial institutions such as PTT.

2. Lump-Sum Expense Method

Investors can deduct 15 percent of rental income automatically, without documenting expenses.

This is a simpler option and often preferred by investors with minimal expenses.

Turkey’s Revenue Administration provides a digital platform called the Ready Declaration System, which allows property owners to submit tax declarations online.

Foreign investors who own property in Turkey and generate rental income are also subject to these regulations.
