Tane Villas is a gated compound of 18 detached villas in Samlar Mahallesi, in the Basaksehir district on the European side of Istanbul. It sits in a newly developed residential area north of Kayasehir, a few minutes from Samlar Nature Park and Ibn Haldun University. The developer's site plan places the compound on Saklibahce Caddesi, with its entrance on Bodur Sokak, a park along its northern edge and a plot set aside for a school across the road.

The project is built by Zafer Yapi Insaat, a Basaksehir company that sells its housing under the Tane name. According to its website, the company grew out of an architecture firm founded in 1990. Its earlier Tane Bahce and Tane Konaklari projects in Kayasehir are listed as completed, while Tane Olimpiyat and Tane Koru are still in progress.

All 18 homes are detached villas in 5+1 and 6+1 layouts. Each villa has three floors (a basement, a ground floor and an upper floor) linked by stairs and a private elevator, a two-car garage at basement level and its own allocated garden. The developer's website lists Tane Villas as an ongoing project and has not published a handover date.

The 5+1 villas have about 212 sqm of net space and 292 sqm gross, with an allocated garden of about 91 sqm. The 6+1 villas have about 297 to 317 sqm net and 396 to 411 sqm gross, with gardens of roughly 118 to 171 sqm depending on the plot. On the ground floor, a living and dining room opens onto a terrace and the garden, next to a kitchen with its own dining area, an entrance hall and a guest WC. Upstairs, the 6+1 villas have four bedrooms, four bathrooms and a balcony, including a master suite with a dressing area. The 5+1 villas have three bedrooms upstairs, one with an en-suite bathroom, plus a family bathroom. The basement holds a staff room with its own bathroom, a hobby room, a laundry room and a technical room beside the garage.

The developer lists smart home automation that controls lighting, security, climate and curtains from a single panel, along with underfloor heating, electric roller shutters and the in-villa elevator. The compound has landscaped gardens and a children's playground, and the developer's renderings show a gated entrance with a security booth.

The developer puts Samlar Nature Park, Ibn Haldun University and several private schools about 5 minutes away, and the Kayasehir Merkez metro station about 8 minutes away. Its other estimates are about 10 minutes to Basaksehir Nation's Garden, 12 minutes to the Kayasehir Culture and Life Center, 15 minutes to Basaksehir Cam and Sakura City Hospital and 20 minutes to Mall of Istanbul. Istanbul Airport is about 25 km away by road, which the developer gives as a 25-minute drive.
