DAP Atasehir 173 is a residential project of 173 apartments in Kucukbakkalkoy, a neighborhood of the Atasehir district on the Asian side of Istanbul. The site lies on Yenidogan Caddesi at the corner of Petek Sokak, and the developer gives its address as Yenidogan Caddesi No. 28. Atasehir is home to the Istanbul Financial Center and to many bank headquarters, office towers and shopping malls.

The project is built by DAP Gayrimenkul Gelistirme, the real estate development company of the DAP Yapi group, together with Emlak Konut GYO, the real estate investment trust affiliated with TOKI, Turkey's state housing agency, which shares in the sales revenue. DAP presents the project under its "quiet luxury" and "Healthy Homes" concepts: in the developer's words, low-rise buildings with a horizontal layout, large balconies, green space next door, construction to the latest earthquake regulations and apartment ventilation systems designed to health criteria.

The project stands on a plot of about 7,500 sqm and has three blocks, A1, A2 and B, set around a landscaped central park, with gardens between the buildings. All 173 units are homes, and there are no shops. By the developer's elevation drawings, Block A1 rises nine levels on its Yenidogan Caddesi side: a garden floor, a ground floor and seven upper floors. Two car park entrances open from Yenidogan Caddesi, the site entrances have security posts for vehicles and pedestrians, and each block has its own entrance.

Building permits for all three blocks were announced in August 2025, sales opened in early 2026 and the project was formally launched in June 2026. Construction is under way. At the launch the developer set a delivery period of 24 months, and handover is planned for June 2028.

The apartments range from 1+1 to 3+1, with garden-floor and balcony options. By the developer's figures, gross sales areas run from about 63 to 105 sqm for the 1+1 apartments, 99 to 211 sqm for the 2+1 apartments and 159 to 233 sqm for the 3+1 apartments; gross areas include the balcony and a share of the common areas. In the sample plans, a 1+1 has 44 sqm of net living space with an open-plan kitchen and a balcony. The 2+1 plans come with either an open-plan kitchen (about 60 sqm net) or a separate kitchen (about 80 sqm net), both with two bathrooms, and a 3+1 has about 95 sqm net, a separate kitchen, a master bedroom with a dressing area and its own bathroom, and two balconies.

Residents have a wellness area with an indoor swimming pool, a spa with a sauna and a fitness center, along with the landscaped gardens and park and an underground car park.

The nearest metro station, Kucukbakkalkoy on the M8 Bostanci-Parseller line, is about 900 m south of the site in a straight line, and the developer puts the metro about 4 minutes away. The developer also puts the Florence Nightingale, Medicana and Memorial hospitals in Atasehir about 3 minutes away, the Metropol Istanbul and Bulvar 216 malls about 5 minutes, the Istanbul Financial Center and Palladium mall about 7 minutes, the Avrasya Tunnel and the 15 July Martyrs Bridge about 12 minutes, and Sabiha Gokcen Airport, about 26 km by road, about 25 minutes. Schools nearby include Bahcesehir College and Doga College, about 6 minutes away, and Eyuboglu College and Bilfen, about 7 minutes.
