CCT 254 Bomonti Residences by Rotana Project

Bomonti Residences by Rotana is a residential tower in a mixed-use complex in Bomonti, in the Sisli district on the European side of Istanbul. It stands at Duci Bomonti Arkasi Sokak No. 4 in the Merkez neighborhood, beside the Hilton Istanbul Bomonti hotel and a short walk from Bomontiada, the arts, music and dining venue in the old Bomonti brewery buildings.

The project was developed by Tahincioglu Gayrimenkul and was first launched as Nidapark Bomonti before it took the name of Rotana, the Abu Dhabi-based hotel management company founded in 1992. The developer's brochure says the project was realized with the backing of Rotana Group and offers Arjaan hotel services to the residents of the tower; Arjaan is Rotana's brand of serviced hotel apartments, and a separate Arjaan Hotel Apartments building stands on the same site. Rotana lists Bomonti Residences by Rotana on its own website, with 24-hour cleaning, security, reception and technical support for residents.

The developer's site plan shows three buildings around a landscaped inner garden: the B tower, which holds the residences, the A block and the Arjaan Hotel Apartments. In front of them is a public square with restaurants and shops, which the developer calls Bomonti's first and only square. The brochure lists eight lifts and indoor parking for the B tower. The tower is finished and in use: Rotana's website describes the residences in operation, and the developer's folder includes photos taken from its upper floors, looking over the city to the Bosphorus.

Newer renderings from the developer show the A block as a tower with balconies rising from lower wings that wrap around a courtyard garden with a swimming pool and a restaurant terrace. The developer's material gives no construction schedule, number of homes or handover date for the A block, and the earlier brochure shows it only as an outline.

The developer's floor plans for the B tower range from 1+1 to 4.5+1. The 1+1 apartments measure about 69 to 101 sqm gross, the 2+1 apartments about 101 to 136 sqm, the 3+1 apartments about 170 to 186 sqm, the 3.5+1 about 185 sqm and the 4.5+1 about 242 sqm. The 2+1 and larger plans have at least two bathrooms, most layouts have a balcony, and the 4.5+1 adds a guest WC and a maid's room. The brochure promises open balconies with views of the Bosphorus and the Historic Peninsula, high ceilings, a smart home system and high-quality materials.

In the brochure, the residents' facilities include a swimming pool in the inner garden, sitting and recreation areas under a pergola, fitness centers and the restaurants on the square. Rotana's website adds a Club House fitness center, a Pilates studio, sauna and massage rooms, landscaped walking areas, a children's playground and 24-hour security and reception, and says the building is pet-friendly.

The developer puts Bomontiada about a minute away on foot, the metro about 7 minutes, Nisantasi about 10 minutes and Mecidiyekoy about 15 minutes. The nearest station, Osmanbey on the M2 metro line, is about 1 km to the south. By car, the developer gives about 1 minute to the Kagithane and Dolmabahce tunnels, 10 minutes to Karakoy, 15 minutes to Taksim and Levent and 17 minutes to Sultanahmet. Istanbul Airport is about 40 km away by road.
