CCT 590 Avrupa Konutlari Esentepe Project

Avrupa Konutlari Esentepe is a residential complex with shops in Kartal, on the Asian side of Istanbul. It lies in Kartal's Esentepe Mahallesi, not the better-known Esentepe in Sisli, right beside the E-5 (D-100) highway near Soganlik, on a site bounded by Anadolu Caddesi and Inonu Caddesi. The developer gives the address as Ferah Sokak No: 4 and points out that the courthouse and a hospital are close by.

The project is built by Artas Insaat, the Artas Holding company behind the Avrupa Konutlari brand, together with Betacons. According to the developer's websites, it has 1,007 apartments and 30 commercial units in 14 blocks on a site of 46,373 sqm. It was planned in three phases: phase A with blocks A to G, phase B with blocks 1 to 5, and phase C with blocks H and I. The residential blocks rise from ground plus 12 to ground plus 14 floors, apart from one low block of ground plus three floors in phase B, and shops line the Inonu Caddesi side of the site.

Phases A and B are complete, and handovers there had begun by autumn 2024. The developer's photos show a finished sample apartment and the completed social facility. The apartments now offered are in phase C, the newest part of the project: blocks H and I on the Inonu Caddesi side, each with a ground floor and 13 upper floors over a basement level, with shops at street level. The developer has not published a handover date for phase C.

Phase C has 1+1, 2+1 and 3+1 apartments. By the developer's floor plans, the 1+1 apartments have about 52 to 56 sqm of net area (about 77 to 84 sqm as gross sales area), the 2+1 apartments about 66 to 94 sqm net (97 to 138 sqm gross) and the 3+1 apartments about 102 to 111 sqm net (154 to 176 sqm gross). Every 2+1 and 3+1 plan has two bathrooms, one of them en suite to the main bedroom, and most plans include a small utility niche. Most homes have balconies, while some units on the top floor, the 2nd floor and the lowest level have terraces and allocated outdoor areas instead; the top-floor 1+1, for example, comes with about 40 sqm of allocated outdoor space. The sample apartment has wood-look floors in the rooms, polished tiles in the hall and kitchen, a fitted kitchen with built-in appliances and mirrored wardrobes.

The social facility has a fitness center, indoor swimming pools including a children's pool, a sauna and a Turkish bath (hamam), along with changing rooms and resting areas. Landscaped gardens with reflecting pools and children's playgrounds fill the spaces between the blocks, and the developer describes a bazaar of shops, food outlets and services for daily needs. Next to the project, the developer says, a public area has sports fields, a park and ornamental pools.

Soganlik station on the M4 Kadikoy-Sabiha Gokcen Airport metro line is about 400 m from the center of the site in a straight line, and the developer puts it about 5 minutes away. The developer's map also gives about 4 minutes to the Anatolium Marmara shopping mall, 5 minutes to IKEA and to Istanbul Medeniyet University, 6 minutes to the Piazza mall, 5 to 6 minutes to Megapol Hospital and Kartal Kosuyolu Hospital, 12 minutes to Marmara University and 14 minutes to Maltepe University. The E-5 runs along the site, and the developer's maps show the TEM motorway and a sea bus pier in Kartal nearby. Sabiha Gokcen Airport is about 13 km away by road.
