Azure Teras is a residential project in Kagithane, on the European side of Istanbul. It is going up on Ceyhun Sokak in Merkez Mahallesi, in central Kagithane, a short walk from Kagithane metro station and the Axis shopping mall. The developer describes the location as part of the Vadi Istanbul axis and close to the city's business and financial districts.

The developer is Turkaz Gayrimenkul Insaat, the construction company of Turkaz Holding, an Istanbul group founded in 2012 whose earlier projects include Arium Residence and Evinpark Kemer in Kemerburgaz. Azure Teras is a single building with a stepped, terraced outline: three basement levels, 11 normal floors and a roof floor, with a total construction area of 22,615 sqm on a plot of about 3,318 sqm. It has 116 homes (100 apartments and 16 loft apartments) and a covered car park for 126 cars, with one space for each apartment and two for each 3+1.

Azure Teras is under construction. Handover is planned for 2027, the date given on the developer's project website.

The 100 apartments range from 1+1 to 3+1: 26 units of 1+1, 64 of 2+1 (two of them duplexes), eight of 3+1 and two 3+1 duplex penthouses on the top floors. By the developer's plans, the 1+1 apartments measure about 80 to 130 sqm, the 2+1 apartments about 119 to 195 sqm and the 3+1 apartments about 180 to 205 sqm, all as gross areas; each penthouse has about 559 sqm gross, with about 310 sqm of net floor space and two large terraces. The 16 lofts (2 duplexes and 14 triplexes of about 160 to 263 sqm gross) sit at the foot of the building, each with a garden of about 23 sqm. The 2+1 and 3+1 plans have two bathrooms, usually one of them en-suite to the main bedroom; every home has a balcony or terrace, many units on the upper floors open onto wide planted terraces where the building steps back, and each home comes with a storage unit of 5 to 7.5 sqm. The current sales list covers 1+1, 2+1 and 3+1 apartments.

For residents, the project has a fitness center with a sauna and changing rooms, a small cinema, a seminar and meeting room, a games room with table tennis, foosball and billiards, indoor and outdoor children's play areas, a landscaped walking track, gazebos and a pergola. The building has an entrance lobby, three elevators (two passenger lifts and a freight lift), two fire escape stairs, a backup generator, a water tank and a shelter, and the apartments have underfloor heating.

Kagithane station, on the M7 metro line and on the M11 line to Istanbul Airport, is about 650 m south of the site in a straight line, and the Axis shopping mall is about 550 m away. The developer puts the metro about 3 minutes away, Axis 4 minutes, Vadi Istanbul 7 minutes, the TEM motorway 7 minutes, the E-5 highway 8 minutes, Maslak 7 minutes, Taksim 12 minutes and Besiktas 13 minutes. Istanbul Airport is about 34 km by road.
