CCT 634 Imperium No2 Residence Project

Imperium No2 Residence is a residential project with two shops at street level in the Talatpasa neighborhood of Kagithane, on the European side of Istanbul. The site fills a block bounded by Dunur Sokak, Nisane Caddesi and Saritas Sokak, just off the E-5 (D-100) highway, with the Perpa Trade Center and the Cemil Tascioglu City Hospital in Okmeydani across the highway. The developer puts the Caglayan Courthouse about 950 meters away and Mecidiyekoy about 2 km away.

The project is built by Imperium Gayrimenkul ve Insaat A.S., an Istanbul developer founded in 2015, which completed Imperium No1 Residence right next to this site. According to the developer, the project started as an urban renewal of the older buildings on the plot, at the request of their owners.

Imperium No2 Residence stands on a plot of about 2,000 sqm and has a total construction area of about 19,500 sqm. It consists of two blocks, A and B, with five basement levels, a ground floor holding two commercial units and 12 residential floors above, for a total of 123 apartments. The developer says the blocks stand on rocky ground on a raft foundation and describes them as earthquake resistant. Construction began in September 2024, according to the developer, and a site photo from October 2025 shows the concrete frame rising above street level. Handover is planned for March 2027, according to the developer's catalogue of May 2026.

The 123 apartments comprise 18 1+1, 91 2+1 and 14 3+1 homes. The developer gives gross sales areas of about 75 to 108 sqm for the 1+1 apartments, about 108 to 143 sqm for the 2+1 apartments and about 143 to 249 sqm for the 3+1 apartments. The floor plans show 1+1 layouts with net living areas of 46 to 53 sqm, some with a balcony or a terrace, and 2+1 layouts of 60 to 81 sqm net, the largest with a separate kitchen and an en-suite bathroom. The 3+1 layouts have 85 to 117 sqm net and two bathrooms, and the largest of them, on the upper floors, have a separate kitchen and a terrace.

Residents have about 500 sqm of indoor social facilities with an indoor swimming pool, a fitness room, a sauna and a steam room, along with a lobby with a reception desk, 24-hour security and indoor parking on the basement levels. The site plan shows a landscaped courtyard with a children's playground between the two blocks, a separate entrance for each block and car park entrances from Dunur Sokak.

The developer puts a metrobus and bus stop about 50 meters away; on OpenStreetMap, the Darulaceze-Perpa metrobus stop is about 350 meters from the site and Caglayan station on the M7 metro line about 1.1 km in a straight line. According to the developer, the Perpa Trade Center is about 400 meters away, Memorial Sisli Hospital 550 meters, Cemil Tascioglu City Hospital 700 meters, the Halic Congress Center 2 km, the Mecidiyekoy metro station 2.9 km, Nisantasi 5 km and Taksim Square 7 km, while Mimar Sinan, Halic and Istanbul Commerce universities are within about 4 km. Istanbul Airport is about 35 km away by road; the developer gives 30 km.
