CCT 621 Bizim Evler 10 Project

Bizim Evler 10 is a residential complex by Ihlas Holding in the Ispartakule area of Avcilar, on the European side of Istanbul, north of Kucukcekmece Lake and close to the border with Bahcesehir. The site lies in the Tahtakale neighborhood and is bounded by Ziya Gokalp Street, where the main entrance is, Osman Gazi Street and Eski Istanbul Street. It is the tenth project of Bizim Evler, the housing brand of Ihlas Holding's construction group, and stands next to the earlier Bizim Evler projects in Ispartakule; the first of them was completed in 2007.

The complex has six residential blocks, named A1, A2, B1, C1, C2 and C3, rising 13 to 19 floors, with five or six apartments per floor and three elevators in each block. Together they hold 558 apartments. Along the streets on two sides, 44 street-front commercial units for cafes, restaurants, markets and shops have their own outdoor parking. The land area is 51,320 sqm, and the developer's brochure sets aside about 36,600 sqm of it for landscaped gardens.

Bizim Evler 10 is completed and ready to move into. Ihlas began handing over apartments in December 2023, a year ahead of the December 2024 delivery date in its original schedule. The blocks stand on a raft foundation and were built with tunnel formwork and shear walls.

The apartments come in three types. The 2+1 apartments in Blocks A1 and B1 measure about 132 to 133 sqm gross, with a separate kitchen, two bedrooms, two bathrooms (one en suite) and one balcony. The 3+1 apartments come in two layout families: Type C/D in Blocks A2 and B1 measures 141 to 143 sqm gross and has an open-plan kitchen in the living room, while the larger Type A in Blocks A1, A2, C1, C2 and C3 measures 169 to 173 sqm gross and has a separate kitchen and a walk-in closet off the master bedroom. Both have two bathrooms and two balconies. The 4+1 apartments, found in all six blocks, measure 221 to 227 sqm gross; besides a living room of about 34 sqm and a separate kitchen, they have three bedrooms, a sitting room, a walk-in closet off the master bedroom, two bathrooms, a guest WC and two balconies.

Residents share a social facility building with a fitness center that has separate sections for men and women, a Turkish bath, a sauna, an indoor swimming pool, billiards, table tennis and a multi-purpose indoor sports hall. The gardens have walking paths, a bicycle path, gazebos and ornamental pools, along with three children's playgrounds, a tennis court, two football pitches and volleyball and basketball courts. Each apartment has one parking space, and the parking area has guest spaces and electric vehicle charging points. A generator backs up the apartments, elevators, heating system and common areas, and the site management provides 24-hour security with camera monitoring.

The developer puts the Ispartakule toll gates of the TEM motorway about 3 minutes away (1.5 km to the motorway), Mall of Istanbul about 10 minutes, Marmaray about 20 minutes and Istanbul Airport about 20 minutes via the Northern Marmara Motorway. Its brochure places the project beside the Halkali-Bahcesehir railway line, near a planned station on the Mahmutbey-Bahcesehir-Esenyurt metro line and close to the planned route of Kanal Istanbul, and it speaks of views toward Kucukcekmece Lake. Istanbul Airport is about 39 km away by road.
