CCT 620 Bizim Evler 9 Project

Bizim Evler 9 is a completed residential project in Ispartakule, in the Tahtakale neighborhood of Avcilar district on Istanbul's European side. It stands on Ahmet Hamdi Tanpinar Caddesi, between the earlier Bizim Evler 3 and Bizim Evler 5 complexes, and was built by Ihlas Holding, whose Bizim Evler series began in Ispartakule in 2007.

The project covers a plot of about 15,000 sqm, of which the developer gives about 11,000 sqm to landscaped green space. It has two residential blocks, A1 and A2, which the developer describes as 14 floors with five apartments per floor, for 145 homes in total. A row of 16 street shops along Ahmet Hamdi Tanpinar Caddesi is intended for shops, cafes and restaurants. The developer cites a raft foundation and a tunnel-form structure with load-bearing shear walls.

Handover of the apartments began in December 2023, a year earlier than the December 2024 date the developer had originally planned, and the homes are ready to move into.

Bizim Evler 9 offers family-size layouts only: 3+1 and 4+1 apartments. Each floor has two 4+1 apartments at the ends of the block and three 3+1 apartments of types A, B and C. The developer's plans give gross saleable areas of 144 sqm for the 3+1 C, which has an open-plan living room and kitchen; 174 sqm for the 3+1 A, which has a separate kitchen and a walk-in closet off the master bedroom; and 226 sqm for the 4+1 A, which adds a sitting room, a kitchen of about 19 sqm, a guest WC and a balcony of about 14 sqm. Each of these layouts has an en-suite master bathroom and two balconies, and the developer mentions built-in kitchen fixtures.

The two blocks face a landscaped central garden with ornamental pools and fountains, a cycling and walking track around its edge, a children's playground, picnic spots, a basketball court and a mini football pitch. The social facilities include a fitness center, a sauna and a Turkish bath, and the site has a gated entrance with a security booth. The developer's catalogue highlights lake views from the apartments, toward the nearby Kucukcekmece Lake.

The project is next to the Ispartakule toll booths of the TEM motorway. The developer points to the Bahcesehir-Halkali rail line and the planned Mahmutbey-Bahcesehir-Esenyurt metro line nearby, and puts Marmaray about 20 minutes away. The Northern Marmara Motorway gives a direct road link to the Yavuz Sultan Selim Bridge and to Istanbul Airport, which is about 39 km away by road.
