CCT 623 Bizim Evler 12 Project

Bizim Evler 12 is a residential project by Ihlas Holding in the Ispartakule area of Avcilar, on the European side of Istanbul, near the border with Bahcesehir and north of Kucukcekmece Lake. It is the newest phase of Bizim Evler, the housing brand under which the Ihlas group has built a series of gated communities in Ispartakule, and it stands a short distance south of the Bizim Evler 10 and 11 complexes in the Tahtakale neighborhood. The developer's site plan places the entrance on Kanuni Sultan Suleyman Caddesi. The site is a single land-registry parcel of about 43,000 sqm (Firuzkoy cadastral area, block 645, parcel 2).

The project has seven residential blocks, named A1 to A4 and B1 to B3, rising to 12 and 13 floors with five apartments on each floor. Together they hold 473 apartments, and 25 shops line the street in two rows on either side of the entrance. The blocks are set around a landscaped area of about 32,500 sqm. According to the launch announcement, every apartment has its own parking space, and there is a separate 77-space car park for the shops.

Ihlas Holding's real estate company, Ihlas Gayrimenkul, opened sales in April 2026. Drone photos from the developer, taken on 20 June 2026, show the site under construction, with the concrete frames of the first blocks rising beside the tower cranes and the contractor's yard. The developer's information sheet describes the project as off-plan and gives December 2028 as the expected delivery date, so handover is planned for December 2028.

The apartment mix is 96 two-bedroom (2+1), 273 three-bedroom (3+1) and 104 four-bedroom (4+1) homes. The 2+1 apartments measure 126 sqm gross, with a living room of about 27 sqm, a separate kitchen, a master bedroom with an en suite bathroom and a second bathroom. The 3+1 apartments come in Types A and B of 166 to 168 sqm gross and Type C of 177 sqm gross; each has two bedrooms and a separate sitting room next to a living room of about 30 sqm, a kitchen of about 15 sqm, a dressing room and two bathrooms. The 4+1 apartments measure 216 sqm gross, with three bedrooms and a sitting room, a living room of about 34 sqm, a kitchen of about 17 sqm, two bathrooms, a guest WC and two balconies. The developer lists underfloor heating, a smart home system, fiber internet to each apartment, a 3-meter ceiling height and a drinking water filtration system.

The central garden has ornamental ponds and a long water channel, children's playgrounds, walking paths and a track around the site. A tennis court and a five-a-side football pitch, a social facility building and a small mosque complete the shared areas, and the developer also lists a swimming pool, a gym, 24-hour security, shelters, indoor and outdoor parking with electric vehicle charging, and rainwater collection for garden irrigation. The developer's website promises views of Kucukcekmece Lake, and its information sheet also mentions views of the sea and the planned Kanal Istanbul.

The Ispartakule junction of the TEM motorway is about 1.4 km from the site in a straight line. The developer's map also marks the Ispartakule exit of the Nakkas-Hasdal motorway, the Halkali-Ispartakule high-speed railway and Basaksehir Cam and Sakura City Hospital, which is about 6 km away in a straight line. Halkali station on the Marmaray line is about 6.6 km away in a straight line, and Istanbul Airport is about 40 km away by road.
