Bizim Evler 11 is a residential complex by Ihlas Holding in the Ispartakule area of Avcilar, on the European side of Istanbul, north of Kucukcekmece Lake and close to the border with Bahcesehir. The site lies in the Tahtakale neighborhood on the south side of Ziya Gokalp Street, where its main entrance is, with Bizim Evler 10 directly across the street. It is the eleventh project of Bizim Evler, the housing brand of Ihlas Holding's construction group, which has built ten earlier projects in Ispartakule.

The complex has six residential blocks, named A1, A2, B1, B2, C1 and C2, set around a large landscaped garden in the middle of the site. Ihlas puts the project at 582 apartments and 55 street-front shops on about 52,000 sqm of land. The shops line the roads on the outer edges of the site and have parking in front of them. A social facility building and a small mosque stand within the complex, and the developer's site plan shows plots for a kindergarten and a primary school right next to it.

Bizim Evler 11 is completed and ready to move into. Ihlas began handing over apartments in late 2025 and held a key handover day at its Ispartakule sales office at the start of December 2025. The developer's website now lists the project as ready to move into, and drone photos taken in June 2026 show the finished blocks and gardens.

The apartments come in three types. The 2+1 apartments, in Blocks A1, A2, B1 and B2, measure 131 to 134 sqm gross and have a living room of about 28 sqm, a separate kitchen, two bedrooms, two bathrooms (one en suite) and one balcony. The 3+1 apartments, found in all six blocks, measure 168 to 175 sqm gross; they have a living room of about 30 sqm, a separate kitchen, a master bedroom with a walk-in closet and en suite bathroom, two further bedrooms, a second bathroom and two balconies. The 4+1 apartments, also in all six blocks, measure 220 to 229 sqm gross. Their living room of about 34 sqm and separate kitchen both open onto an L-shaped balcony of about 13 sqm, and they have four bedrooms, a walk-in closet off the master bedroom, two bathrooms, a guest WC and a second, smaller balcony.

The central garden has ornamental pools and fountains linked by water channels and wooden bridges, gazebos with picnic tables, walking paths, a running and cycling track and children's playgrounds, along with a football pitch, a tennis court and basketball and volleyball courts. The social facility has an indoor swimming pool used in separate sessions for men and women, a fitness room and a sauna. The complex has a closed car park with electric vehicle charging stations, a generator for the whole site and 24-hour security with camera monitoring.

The developer puts the Ispartakule toll gates of the TEM motorway about 3 minutes away and points to direct road links to Istanbul Airport and the Yavuz Sultan Selim Bridge over the Northern Marmara Motorway connection. Its catalogue map marks a railway station and a planned metro station near the project, as well as a neighborhood market, a mosque and schools, and places the site close to the planned route of Kanal Istanbul; Ihlas also speaks of views toward Kucukcekmece Lake. Istanbul Airport is about 39 km away by road.
