CCT 602 Flat 24 Project

Flat 24 is a residential project by Say 24 Gayrimenkul on Basin Ekspres road, on the European side of Istanbul. It stands on Bahar Caddesi, the road along the east side of the Basin Ekspres motorway, in the 15 Temmuz neighborhood of the Bagcilar district, an area the developer calls Gunesli. The developer designed it as a project of "homes" and "home offices": the apartments can be lived in or used as offices, for people who like to work from home or want the comfort of a home at work.

Say 24 Gayrimenkul presents itself as 24 Gayrimenkul, and its catalog lists Marina24, Express24, Atakent24, Prestige24, Arena24, Airport24, Halkali24, Gol Plus, Istasyon24 and Cadde24 among the projects it has completed and delivered in Istanbul. Marina24, handed over in June 2021, has 367 apartments and garden villas by the sea. The catalog credits the design of Flat 24 to architect Osman Cavusoglu, who describes a minimalist building inspired by Feng Shui, with white facades and yellow accents, floor heights of 3 meters gross and tall windows.

The project has two towers, Block A and Block B, on a land-registry parcel of 9,282 sqm, joined at street level by a podium of shops and restaurants. According to the developer's floor plans, Block A has 12 apartments on each of floors 1 to 18 and Block B eight apartments on each of floors 1 to 17, 352 apartments in all. The land registry describes the building as 21 storeys of reinforced concrete with residences and shops. Flat 24 is complete: the developer began handing the apartments over to their owners on September 22, 2025, and the land registry holds the parcel under condominium ownership.

Block A holds the smaller homes. Its 1+0 studio apartments (written 1+1/2 by the developer) have an open living room with kitchen and a sleeping niche instead of a closed bedroom, and measure 67.78 and 70.54 sqm gross (45.62 and 48.53 sqm net). Its 1+1 apartments measure 82.88 sqm gross, its 2+1 apartments 83.31 and 84.52 sqm with an open kitchen and one bathroom, and its 3+1 apartments 146.26 sqm (100.03 sqm net) with a separate kitchen and two bathrooms, one of them en suite. Block B has 1+1 apartments of 64.04 sqm gross and 2+1 apartments of 129.83 sqm gross (88.91 sqm net) with a separate kitchen and two bathrooms. The gross figures include each apartment's share of the common areas.

For residents, the developer lists an indoor swimming pool, a fitness center, a steam room, a sauna and a Turkish bath, a meeting room with a professional working environment, a large lobby and a covered car park with parking for every apartment and for guests. It also promises concierge services such as discounted domestic airport transfers, car rental, travel advice, in-apartment cleaning and technical support, a private driver and dry cleaning.

The 15 Temmuz station of the M9 metro line is about 500 meters northeast in a straight line, and Mimar Sinan station on the same line about 1 km south; the developer says the metro is right next to the project. Basin Ekspres road links the E-5 (D-100) and TEM highways, and the developer adds the Northern Marmara Motorway and quick access to Istanbul Airport and Basaksehir Cam and Sakura City Hospital. The 212 Istanbul Power Outlet mall is about 1.7 km north and Mall of Istanbul about 3.5 km north in a straight line. Istanbul Airport is about 34 km away by road.
