CCT 614 Luxera Nevbahar Life Project

Luxera Nevbahar Life is a low-rise housing project under construction in the Kayabasi neighborhood of Basaksehir, in the Kayasehir area on the European side of Istanbul. The developer's floor plans and site montage call it Luxera Nevbahar 2, the second of its Nevbahar projects after Luxera Nevbahar, a completed complex about 650 m to the northeast. The site lies on Cuneyt Arkin Sokak and Ucurtma Sokak, north of the TEM motorway and east of Sazlidere Dam.

The project is being built by Luxera GYO, formerly Luxera Gayrimenkul, on a plot of about 18,020 sqm. Eight blocks, named A, B1, B2, C, D, E, F and G, are arranged around a landscaped central courtyard, with a total construction area of about 41,500 sqm. The project has 207 units: 193 apartments and 14 shops and offices, all of the commercial units in block G on the street side. Blocks A, B1 and B2 hold 15 apartments each, C and F 20 each, D 24, E 40 and G 44. The building permits list between five and seven floors per block.

Construction started under building permits issued in July 2023. A valuation report dated 6 October 2025 put the work at about 47% complete, and in February 2026 the developer listed Nevbahar Life among its ongoing projects. Luxera has not published a handover date.

The apartments come in 2+1, 3+1 and 4+1 types, in the seven layouts shown in the developer's plans. 2+1 apartments measure about 116 to 120 sqm gross (80 to 83 sqm net including the balcony), 3+1 apartments about 142 to 172 sqm gross (97 to 119 sqm net) and 4+1 apartments about 204 to 208 sqm gross (140 to 144 sqm net). Every layout has two bathrooms, one of them en suite; the 3+1 and 4+1 homes add a small laundry room, and the larger 3+1 and both 4+1 layouts also have a separate WC. Balconies range from about 4 to 10.5 sqm.

According to the developer, the project offers wide landscaped areas with walking paths, a fitness room, an indoor swimming pool and a children's playground. The renders also show terraced gardens with two playgrounds, a basketball court in the courtyard and a row of shops along the main road.

The developer puts Basaksehir Cam and Sakura City Hospital about 7 minutes away, Kayasehir shopping mall about 10 minutes and Ataturk Olympic Stadium about 15 minutes, and points to the project's closeness to the roads to Istanbul Airport. Kayasehir Merkez station on the M3 metro line is about 1.4 km to the east in a straight line, and Istanbul Airport is about 26 km by road. The 2025 valuation report noted that the site was reached by car and that the roads around it were still being built.
