CCT 612 Luxera Bahce Port Project

Luxera Bahce Port is a residential and commercial project by Luxera in Bolluca, in the Arnavutkoy district on the European side of Istanbul. It stands in Hicret Mahallesi at the corner of Yildirim Beyazit Caddesi and Ulubatli Hasan Caddesi, directly beside the Bolluca Nation's Garden (Millet Bahcesi), a public park laid out along the Alibey stream. Bolluca's central mosque and the Bolluca stadium are a short walk away.

The developer, Luxera Gayrimenkul Yatirim Ortakligi (Luxera GYO), is an Istanbul real estate investment company whose other projects include Luxera Nevbahar in Basaksehir, Luxera Towers in Bagcilar and Luxera Topkapi in Zeytinburnu. Luxera Bahce Port stands on a plot of about 6,480 sqm and is made up of two blocks, A and B, built as one long building along the road. Each block has a basement with technical rooms, a ground floor with shops and the block entrance, and five floors of apartments; the top-floor apartments are duplexes with roof terraces. The project has 110 apartments and 34 shops, with a total construction area of about 20,250 sqm.

Construction is complete. On 13 July 2026 Luxera announced on Turkey's Public Disclosure Platform (KAP) that the occupancy permit for Bahce Port had been issued, and the developer's website lists the project as on sale.

The homes range from 1+1 apartments to 6+1 duplexes. The developer's plan sheets give the following sizes as gross sellable area, which includes a share of the common areas, with the net area in brackets: 1+1 Type A1, 81.6 sqm (49.4 sqm net); 2+1 Type B with an open kitchen, 127.7 sqm (80.1 sqm net); 2+1 Type B1 with a separate kitchen, 131.9 sqm (84.8 sqm net); and 3+1 Type C, 168.9 sqm (104.7 sqm net). In the 2+1 and 3+1 apartments the main bedroom has its own bathroom, and every layout on the plan sheets has at least one balcony. The top-floor duplexes have their bedrooms or sitting rooms on the upper level and open onto roof terraces: the 2+1 duplex measures 136.1 sqm (78.6 sqm net), the 3+1 duplex 211.8 sqm (121.2 sqm net) and the 6+1 duplex 277.7 sqm (153.9 sqm net).

The ground floor of both blocks is given over to street-level shops, and the developer's catalogue presents cafes and restaurants beneath the homes. The renders show landscaped terraces on the roof of the shop arcade in front of the first-floor apartments. The park next door has, according to the catalogue, picnic areas, a walking track, bike paths, sports fields, children's playgrounds, a pond, a public library and observation terraces.

Bolluca lies in the north of Arnavutkoy, south of Istanbul Airport. The developer puts the airport about 10 minutes away by car, a metro station about 5 minutes, the North Marmara Motorway about 5 minutes and the TEM motorway (E80) about 15 minutes. By road the airport terminal is about 15 km away. The nearest metro station is Arnavutkoy Hastane on the M11 line, about 3 km by road; since June 2026 the M11 runs from Halkali through Arnavutkoy and Istanbul Airport to Gayrettepe. Arnavutkoy State Hospital is about 2.3 km away.
