CCT 636 Feza Park Project

Feza Park is a gated compound of 22 detached villas in the Karaagac neighborhood of Buyukcekmece, on the western side of Istanbul's European shore. The site is on Aksaray Caddesi, just south of the O-3 (TEM) motorway, with open farmland around it and the village center of Karaagac on the far side of the motorway.

The villas were built by Damga Konut under a flat-for-land agreement with Avrupakent GYO, the listed real estate investment trust that owns the land. The compound covers roughly 30,000 sqm, with the villas set along private internal roads.

Construction is complete. On May 30, 2025, Avrupakent GYO announced on Turkey's Public Disclosure Platform (KAP) that occupancy permits (iskan) had been issued for the villas.

There are three villa designs, Villa Hayat, Villa Huzur and Villa Keyif. Each is on two levels, a garden floor and an entrance floor, and each has a covered two-car garage, a wide wooden terrace, a private pool of about 50 sqm and a fire pit. Villa Hayat measures 422.61 sqm gross (265.24 sqm net): its garden floor holds the living room, kitchen, winter garden, a study and a staff room, and the other floor has a master bedroom with dressing room, three more bedrooms and a small roof terrace.

Villa Huzur measures 588.40 sqm gross (347.61 sqm net), with the living room, kitchen, winter garden, a master suite and three more bedrooms on the garden floor, and a cinema room, study, gym, game room and staff room on the entrance floor. Villa Keyif, the largest design, measures 779.23 sqm gross (511.12 sqm net): a living room of about 71 sqm, a kitchen with pantry, a winter garden and five bedrooms with their own bathrooms on the garden floor, and a sixth bedroom, a multipurpose room, a gym and a laundry room on the entrance floor.

The developer's aerial view of the compound shows landscaped walkways and a sports court between the villas. The O-3 motorway runs along the northern edge of the site, linking it with central Istanbul to the east and with Silivri and Edirne to the west. Buyukcekmece town center is about 13 km away by road, and Istanbul Airport about 42 km.
