CCT 629 Alya Konutlari Merkezefendi Project

Alya Konutlari Merkezefendi is a residential complex in the Merkezefendi neighborhood of Zeytinburnu, on the European side of Istanbul. Its address is No. 38 on Sabri Ulker Street, and the blocks stand on the east side of the street, next to the Merkezefendi sports club's football pitch and a short walk from the Cevizlibag junction on the D-100 (E-5) highway. The project is an urban regeneration scheme carried out with Zeytinburnu Municipality on the site of the former IETT housing blocks, and the transformation covered 252 existing units.

The developer is BOSS4 Construction, a company founded in 2017 by Akkus Gayrimenkul and the Lebanese El Khatib Group. Akkus Gayrimenkul builds its housing under the Alya brand, and the catalogue for this project says BOSS4 had by then completed eight Alya projects with 631 homes and 38 commercial units. The foundation stone of Alya Konutlari Merkezefendi was laid in November 2022 at a ceremony held with Zeytinburnu Municipality.

The complex stands on 17,928.53 sqm of land and has a construction area of 80,124.11 sqm. It holds 467 apartments and 15 shops in 12 blocks, named A to F, G1, G2, H1, H2, J1 and J2. On the site plan these make up nine buildings, three of them long buildings with two blocks each, set around a landscaped inner courtyard. The developer gives the building height as six floors, and the top-floor apartments are duplexes whose upper levels sit under the grey mansard roofs and open onto roof terraces. Shops and cafes are at street level, and an indoor car park for 594 cars has a charging area where 12 electric vehicles can charge at the same time.

BOSS4 lists Alya Konutlari Merkezefendi among its completed projects, and the company timeline on its website gives 2026 as the year the homes were delivered. The project page still shows the project as on sale. The developer's drone photos show the blocks finished on the outside, with the courtyard still being landscaped when they were taken.

The developer's presentation lists 1+1, 2+1, 3+1 and 4+1 apartments as well as duplexes, and 2+1 apartments make up most of the homes on the floor plans. A compact 2+1 with an open-plan kitchen measures 94.05 sqm gross (61.15 sqm net), while the 2+1 Type 2A in Block A has a separate kitchen, two bathrooms (one en suite) and a balcony in 114.90 sqm gross. The 3+1 Type 3A in Blocks C and D measures 149.95 sqm gross, with a living room of about 29 sqm, a separate kitchen, a dressing room and two bathrooms. The 4+1 Type 4A in Block F measures 192.05 sqm gross and adds a separate sitting room, a dressing room, a laundry room and an 8.65 sqm balcony. The duplexes range from 4+1 units of about 200 to 208 sqm gross to a 5+1 of 236.75 sqm and a 6+1 of 258.85 sqm, each with a roof terrace of about 11 to 13 sqm. A few 1+1 apartments sit on the entrance floors.

Residents have indoor and outdoor swimming pools, a fitness center, basketball and football courts, a Turkish bath, a sauna and a steam room. The courtyard gardens have walking and jogging paths, wooden pergolas and outdoor children's playgrounds, and there is an indoor play area as well as a cafe. The complex has 24-hour security with camera monitoring.

The developer puts the Cevizlibag tram stop on the T1 line about 600 m away and the Cevizlibag metrobus stop and the E-5 highway about 650 m away. By its figures, Merter metro station is 2.8 km away, Kazlicesme Marmaray station 3.1 km, the Esenler bus terminal 5.3 km and Atakoy Marina 11 km. Koc University Hospital is 1.9 km away and the Cerrahpasa and Istanbul University hospitals 3.9 km, while Istanbul Yeni Yuzyil University is 2.1 km, Istinye University 2.7 km and Yildiz Technical University 3.5 km away. For shopping, the developer lists Axis mall at 3.6 km, Marmara Forum at 4.8 km, Historia at 5.4 km, IKEA at 6.4 km and Forum Istanbul at 7.5 km. Istanbul Airport is about 47 km away by road.
