CCT 615 Luxera Topkapi Project

Luxera Topkapi is a mixed-use project of apartments, offices and shops in the Topkapi area of Zeytinburnu, on the European side of Istanbul. It stands at Davutpasa Caddesi No:127 in Maltepe Mahallesi, near Cevizlibag, on a corner plot with about 45 meters of frontage on Davutpasa Caddesi and about 96 meters on Sercekale Sokak. The E-5 (D-100) highway runs about 500 meters to the south, and the surrounding streets mix older workshops and business centers with universities, hospitals and new residential towers.

The project is developed by Luxera GYO, an Istanbul real estate investment trust that began operating in 2015. By its own account, its completed projects include Luxera Nevbahar, Luxera Meydan, Luxera Residence, Luxera Gunesli, Luxera Bahcelievler and Luxera Bahce Port, and its current projects include Luxera Towers and Luxera Nevbahar Life.

Luxera Topkapi has two blocks, A and B, of 13 floors each according to the developer, on a plot of 5,398 sqm, and the building permits give a total construction area of about 29,100 sqm. The permits, issued in June 2025, cover 255 independent units: Block A holds 144 homes and 13 offices and shops, and Block B holds 98 offices and shops, which the valuation report prepared for Luxera GYO's public offering sums up as 144 homes, 94 offices and 17 shops. The developer's English fact sheet speaks of 238 residences in 1+1 and 2+1 layouts, the homes and offices together, which suggests that part of the 1+1 and 2+1 units are registered as offices.

The old buildings on the plot were demolished after being declared at risk under Turkey's urban renewal law in February 2025, and the plot was still empty at the end of September 2025. In December 2025 the developer announced that construction would begin in 2026, and its website lists the project as on sale among its ongoing projects. Handover is planned for the end of 2027.

The apartments come in three layouts. The 1+1 Type A measures 53.5 sqm gross (32.5 sqm net including a small balcony) and has an open-plan living room and kitchen, one bedroom and a bathroom. The 2+1 Type A measures 80.5 sqm gross (49 sqm net) with an open-plan living room and kitchen, two bedrooms, one bathroom and a laundry room. The 2+1 Type B measures 105 sqm gross (63.6 sqm net) and has a separate kitchen, an entrance hall, two bedrooms, two bathrooms (one of them en suite) and a laundry room. The gross figures are the developer's sellable areas, which include a share of the common areas.

Shared facilities include an indoor swimming pool, a fitness center and a spa with a sauna, a Turkish bath and a steam room. The developer describes a courtyard with scented gardens and a walking path, about 2,097 sqm of landscaped green areas and open terraces, and its garden renderings show a children's play area. A shopping street with shops and cafes runs along the foot of the buildings, the catalogue promises a parking space for every apartment, and the developer's website lists electric car charging stations.

The developer puts Davutpasa metro and the Cevizlibag Metrobus about a 5-minute walk away. The nearest stations are Davutpasa-YTU on the M1A metro line, about 500 meters to the west along Davutpasa Caddesi, and the Cevizlibag stops of the T1 tram and the Metrobus on the E-5, about 600 meters to the southeast. The developer also lists Koc University Hospital about 2 minutes away, Axis Istanbul shopping center about 4 minutes away, Yildiz Technical, Istinye, Biruni and Istanbul Arel universities within 3 to 4 minutes, and easy access to the Eurasia Tunnel and the Yenikapi metro line. Istanbul Airport is about 41 km away by road.
