ETRO Residences Istanbul is the residential part of the RAMS Beyond Istanbul tower on Buyukdere Caddesi in Maslak, in the Sariyer district on the European side of Istanbul. Maslak is one of the city's main business districts, at the point where Levent, Sariyer and Besiktas meet, and the tower stands among the office and residential high-rises that line the avenue.

The project is developed by RAMS Turkiye together with ETRO, the Italian fashion house founded in Milan in 1968, and the developer calls it the world's first ETRO residence. The architecture is by Dome+Partners and the structural engineering by Thornton Tomasetti; the tower has a steel frame and smart building systems. The developer says the project won the Best Mixed-Use Development awards for Turkey and for Europe at the International Property Awards 2023-2024. The tower rises on the site of the long-stalled Diamond of Istanbul project, which RAMS took over and redesigned.

The building is a single tower of about 40 floors above ground, laid out in three wings around a central core and set on a podium with shops and restaurants. Besides the apartments, it holds office floors, commercial areas, event and performance spaces, a restaurant with 360-degree views at the top, an infinity pool and a heliport. The tower is under construction.

The developer's catalogue describes residences from 1+1 to 4+1. The apartments now on sale are 1+1 units of 95.91 to 113.10 sqm, 2+1 units of 152.46 to 168.61 sqm and 3+1 units of 210.51 to 216.81 sqm, all gross sales areas. On the floor plans, the 1+1 has 60.71 sqm of net living space, the 2+1 has 97.68 sqm net with two bathrooms and a guest WC, and the 3+1 layouts have 122.16 to 154.32 sqm net; every plan has a balcony. The developer promotes Bosphorus, city and forest views from the apartments.

Apartments come in Standard and Premium versions, both with interiors designed by ETRO, natural wood laminate floors, wood-veneer doors, imported sanitary fittings, an ETRO-designed kitchen and a smart home system. The Premium apartments add decorative paintwork on walls and ceilings, plaster moldings, ETRO patterns in the bathrooms, living rooms and bedrooms, and signature lighting.

Facilities include a wellness and spa area with a sauna, steam room and cryotherapy rooms, a hair salon, a fitness center, a private cinema room and themed restaurants serving Italian and Chinese cuisine. The building has 24-hour security and daily cleaning of the common areas, and residents can book optional paid services such as valet parking, housekeeping, laundry and dry cleaning, private chefs and childcare. Owners also get access to ETRO's interior design service and home collections.

The tower is about 300 m from the ITU-Ayazaga station of the M2 metro line, which runs south through Levent, Sisli and Taksim, and an underground connection to the station is being built. Buyukdere Caddesi links Maslak with Levent and the city's ring roads, and Istanbul Airport is about 35 km away by road.
