CCT 595 Afra Park Project

Afra Park is a residential community of row villas, or townhouses, in Bahcesehir, in the Basaksehir district on the European side of Istanbul. The site lies in Bahcesehir 1. Kisim Mahallesi, on the northern edge of Bahcesehir, where the newer housing estates meet open country, in the same part of Bahcesehir as the developer's Sylvana Istanbul project. The layout follows the slope of the land, and the developer's master plan shows a landscaped stream valley with walking paths along the eastern side of the site.

The project is developed by Reportage Turkiye, the Turkish company of the Reportage Properties group, whose other projects are mostly in Abu Dhabi and Dubai. In Istanbul the company is also building Sylvana Istanbul in Bahcesehir and Akoya Cadde in Halkali. The developer describes Afra Park as a modern, nature-friendly community designed in a European architectural style.

According to the developer's fact sheet, Afra Park has 177 homes on a plot of 24,976 sqm. The master plan arranges them in about twenty rows of terraced houses along internal streets, plus two detached villas. Each house has three levels and is 9.20 m high; because the site slopes, several house types are entered at street level and have one or two levels below the entrance that open onto their gardens. There are no shops in the project. Afra Park is under construction: the developer's construction updates reported 6% progress in June 2026 and continued through September 2026. The sales material does not give a handover date.

The fact sheet lists 49 houses of 2+1, 28 of 3+1, 79 of 3.5+1 (three bedrooms plus a maid's room) and 19 of 4+1, and two detached 4.5+1 villas. The homes on sale in October 2026 are 2+1, 3+1 and 4+1 types. The developer's sizes are total sellable areas that include balconies, terraces and the private front and back yards: about 127 to 199 sqm for the 2+1 types (82 to 88 sqm inside), 138 to 254 sqm for the 3+1 and 3.5+1 types (91 to 104 sqm inside), 154 to 262 sqm for the 4+1 types (105 to 110 sqm inside) and 290 to 336 sqm for the villas (153 sqm inside). The 2+1 houses have two bathrooms and a guest WC, the larger townhouses up to four bathrooms, and the villas five. Every house has its own parking in front of it, with two spaces for several of the larger types and four for the villas.

Each house has a private front or back garden, and balconies or terraces depending on the plan. The developer lists double-glazed windows, air-conditioning infrastructure, en-suite bedrooms in some types, and satellite and fiber-optic connections. Shared facilities include an outdoor swimming pool and a children's pool, a gym and community building with a meeting room, a steam room and a sauna, a barbecue area, a children's playground, a multi-purpose sports court, outdoor chess and table-tennis tables, a pet garden, garden seating areas, charging points for electric cars and landscaped gardens.

The developer's fact sheet puts Bahcesehir Pond Park about 9 minutes away; Bahcesehir train station, Bilfen schools and the Istanbul Lider Russian School about 10 minutes; Prestige shopping mall and Istinye hospital about 11 minutes; Istanbul University's Buyukcekmece campus about 17 minutes; Beykent University about 18 minutes; and Mall of Istanbul and the Ataturk Olympic Stadium about 25 minutes, with times depending on traffic. The developer also points to the new Nakkas highway as improving the area's road links. Istanbul Airport is about 32 km away by road, which the developer gives as about 40 minutes.
