CCT 401 Akzirve Strada Project

Akzirve Strada is a large residential and commercial project by Akzirve Gayrimenkul in Bahcesehir, on the European side of Istanbul. It stands on Esenkent Bahcesehir Yolu in the Hosdere part of Bahcesehir 2. Kisim Mahallesi, in Basaksehir district, close to the boundary with Esenyurt. The project was designed by DBArchitects around a high street: residential towers and lower blocks rise above a pedestrian street lined with shops, cafes and restaurants, which the developer calls Strada Street. Akzirve says it combines half a century of international experience with more than 25 years in Turkey; its other Istanbul projects include Akzirve Topkapi.

Strada is planned in three stages on a 102,000 sqm plot, with a total construction area of about 475,000 sqm including parking and other underground space. The developer gives about 2,500 homes and commercial units for the whole project. The second stage, launched as Strada Plus and now sold as Strada II, covers a construction area of 166,000 sqm and has 880 homes and 53 commercial units, according to the developer's launch announcement. The site plan in the developer's catalogue shows six towers, labeled A to F, set on lower podium buildings, with landscaped courtyards and pools between them and shops along the street front.

Strada is already a lived-in neighborhood. According to press reports, handover began in the first stage, which has 747 homes, and the developer's recent photos show finished, occupied towers, the shop-lined promenade with its red Strada masts and courtyards with water features. The developer still sells homes in the second stage.

Strada was designed with homes from 1+1 to 5+1. The homes now offered in the second stage are 2+1 apartments of 133 to 149 sqm, 3+1 apartments of 144 to 173 sqm, a single 4+1 apartment of 221 sqm, 4+1 duplexes of about 254 sqm and 5+1 duplexes of about 252 sqm with a 40 sqm terrace (gross sales areas). In the catalogue plans for the sizes now on sale, every apartment has a master bedroom with its own bathroom, many layouts add a laundry room, and each plan includes a storage room of about 3 to 4 sqm. The duplexes spread over two floors, with most bedrooms upstairs and the living room, kitchen and a guest WC on the lower floor.

The developer lists a fitness center, a yoga and pilates room, a sauna, an indoor swimming pool, an outdoor children's pool, common living spaces for residents, jogging and cycling paths and landscaped parks within the project. More than 100 shops, cafes and restaurants are planned along Strada Street, so everyday shopping is an elevator ride away, and parking is underground.

The developer's map places Strada north of the TEM motorway, near the Akbati shopping mall and the Bahcesehir pond park. The developer puts Istanbul Airport about 35 km away and Hayat Park about 5 minutes away by bicycle. Its location sheet also lists 33 schools, four shopping malls and five hospitals in the area, seven university campuses within 10 km and two upcoming metro stations.
