CCT 358 DAP Yeni Levent Project

DAP Yeni Levent is a residential community at Seyrantepe, on the northern edge of the Levent business district on the European side of Istanbul. It lies on Ibrahim Karaoglanoglu Caddesi, between the old Seyrantepe neighborhood and the TEM motorway, across the motorway from the RAMS Park stadium. The land registry places the plot in Ayazaga, in the Sariyer district. The developer describes the location as the middle of the Levent, Maslak and Besiktas triangle and puts Buyukdere Avenue, with its bank headquarters, office towers and shopping malls, about 1.5 km away. On the motorway side the site borders a wooded area of about 50,000 sqm, which the developer says also holds a school.

The project is developed by DAP Gayrimenkul Gelistirme, the listed property development company of DAP Holding (DAP Yapi), under a revenue-sharing agreement with Emlak Konut GYO, which owns the land. DAP markets Yeni Levent under its "Healthy Homes" concept, which puts gardens, terraces, fruit trees and green space at the center of the design. The developer says the buildings were designed to the latest earthquake regulations, with C35 concrete, ribbed reinforcing steel and high-grade heat and sound insulation.

The plot covers 53,046 sqm; the developer's figure of 103,000 sqm includes the neighboring woodland. Sixteen residential blocks, named A to P, rise 7 to 12 storeys above ground over shared basement levels, and there are four small kiosks. According to the building permits summarized in Emlak Konut's December 2025 valuation report, DAP Yeni Levent has 967 homes and 48 shops, and the total construction area is about 220,000 sqm. The first phase, blocks A to G with 431 homes and 20 shops, received its occupancy permits on November 12, 2025. The second phase, marketed as Yeni Levent Modern, covers blocks H to P with 536 homes and 28 shops; in July 2026 the developer announced that Emlak Konut had approved the provisional acceptance of these blocks on July 1, 2026. Sales of the remaining homes continue.

The developer lists 1+1, 2+1, 3+1 and 4+1 apartments, with duplex versions of the 2+1, 3+1 and 4+1 types, from 69 to 413 sqm. Every apartment has a balcony, and the developer says each home has either a garden or a large terrace or spacious balcony. Ground-floor garden duplexes have their own gardens and entrances, and some have a private plunge pool, while upper-floor duplexes open onto large terraces and roof gardens. The developer's photos show a finished garden-level sample apartment whose living and dining room opens through full-height glass doors onto a terrace and lawn.

The landscaped grounds, which the developer compares in size to three soccer fields, include a main swimming pool, reflecting pools, a children's pool, a lily pond and a pond, playgrounds, grove seating areas, a themed garden, an orchard the developer calls a vitamin garden, a glass house and seating steps, linked by barrier-free paths. The indoor social facility covers 1,650 sqm, and the developer's renders show an indoor swimming pool, a fitness center, lounges and a lobby. Parking is in the basement levels, and the shops are in blocks A, B, C, H, I, J and K.

Seyrantepe metro station on the M2 line is about 300 m from the site, which the developer gives as one minute. The developer says the project has direct access to the TEM motorway through its own tunnel. It puts Kanyon about 4 minutes away; Akmerkez, Istinye Park and Vadi Istanbul about 5 minutes; Zorlu Center about 6 minutes; Levent Hospital 5 minutes, Seyrantepe Hospital 7 minutes and Maslak Acibadem Hospital 8 minutes; and Istanbul Technical University, Atlas University and Istinye University about 6 minutes, with times depending on traffic. The Fatih Sultan Mehmet and 15 July Martyrs bridges are about 8 km away, and Istanbul Airport is about 32 km away by road, which the developer gives as 25 minutes.
