Sylvana Istanbul is a gated community of row villas, or townhouses, in Bahcesehir, in the Basaksehir district on the European side of Istanbul. The site lies in Bahcesehir 2. Kisim Mahallesi, on the northern edge of Bahcesehir, directly north of Prof. Dr. Aziz Sancar Boulevard, where the newer housing estates give way to open country. The developer's master plan shows the villas laid out along internal streets around landscaped courtyards, with green belts and woodland around the edges of the site.

The project is developed by Reportage Turkiye, the Turkish company of the Reportage Properties group, which has been building in international markets since 2014 and entered Turkey in 2023. In Bahcesehir the company is also building Afra Park. The developer describes Sylvana Istanbul as a townhouse community in an Italian architectural style and says it won the "Best Townhouse Community" award at the European Property Awards 2023-2024.

Sylvana Istanbul has 232 villas on a plot of 44,000 sqm. The master plan groups them in three zones, A, B and C, of 72, 78 and 82 villas, arranged in about 45 terraced rows. Each villa has a basement, a ground floor and two upper floors, and the buildings are 10.40 m high. The developer says landscaped gardens and parks make up about 40% of the site. Construction is in its final stage: the developer's construction updates put it at 97% in May 2026, and photo updates continued through September 2026. In October 2024 the developer said handovers would begin from December 2025; it has not published a handover date since. Photos from the developer show a finished show villa.

All 232 homes are 4+1 villas of one layout, with a gross internal area of 179 sqm. With the balconies, the front yard and the back garden, the sellable area ranges from 238.30 sqm to 482.75 sqm, because garden sizes differ from plot to plot. The basement is a 36 sqm open space that can be fitted out as a hobby room, home office, gym or playroom. The ground floor has an entrance hall, a separate kitchen, a laundry, a guest WC and a living and dining room that opens onto the back garden, with parking for two cars in front of the house. Each of the two upper floors has two bedrooms, and every bedroom has its own bathroom and balcony. The developer lists kitchen cabinets and countertops, double-glazed windows, shower cabins in every bathroom, a central satellite system and fiber-optic internet, and describes a raft foundation.

Shared facilities include two gyms, children's playgrounds, barbecue areas, landscaped gardens and seating areas, a one-sided basketball court, outdoor table tennis and chess tables, and electric vehicle charging stations. Each villa has private parking, and the site has 24-hour private security with controlled entry and exit.

The developer puts the Millet Bahcesi (Nation's Garden) about 4 minutes away, the Hadimkoy motorway toll gates about 5 minutes, a planned metro station about 5 minutes, Bahcesehir train station and the Akbati shopping mall about 10 minutes, Bahcesehir Pond Park about 14 minutes, and the Mall of Istanbul and the Ataturk Olympic Stadium about 25 minutes away. Beykent University's Hadimkoy campus and Istanbul University's Buyukcekmece campus are within about 7 minutes, according to the developer. Istanbul Airport is about 32 km away by road; the developer puts it at about 30 minutes.
