CCT 313 G Rotana Project

G Rotana is a hotel and residence tower on Basin Ekspres road, on the European side of Istanbul. Its address is Tasocagi Yolu in the Mahmutbey neighborhood of the Bagcilar district, and the developer describes the location as Gunesli. The tower houses the Centro WestSide hotel and the serviced apartments that Rotana runs as WestSide Residences by Rotana, which opened under the name WestSide Arjaan by Rotana. The apartments are sold as two products: the G Rotana residences and the larger G Rotana VIP residences.

G Rotana was developed by Mar Yapi, an Istanbul developer founded in 2006, together with Rotana, the Abu Dhabi-based hotel management company founded in 1992. A 2014 press report, from when the project was still called Tri G, gave Mar Yapi a 60 percent share and Rotana 40 percent. The tower was designed by the architects Suyabatmaz Demirel, and Rotana says the design won a Future Project Award at MIPIM in Cannes in 2013. The building is finished and in use: Rotana announced the opening of Centro WestSide and the serviced apartments in May 2018.

The project is a single tower with a triangular floor plan. The developer's section drawing shows two basement parking levels, lobbies and shops at street level, three floors of VIP residences in the podium, a hotel restaurant and bar, meeting rooms, eight floors of hotel rooms, a level with the swimming pool and fitness area, and 17 floors of residences at the top. The developer's brochure counts 152 hotel rooms and 153 fully furnished, serviced 1+1 and 2+1 hotel apartments. A later brochure presents the VIP residences as larger homes added to those 153 apartments, and the developer's VIP floor plans cover 42 flats, numbered 164 to 205.

The developer's 2024 sales list for G Rotana offers 2+1 apartments of 120 to 155 sqm gross. The floor plans show a 155 sqm 2+1 that fills the tip of the triangular floor, with a large living room, two bedrooms, two bathrooms, a guest WC and a cloakroom, and a 120 sqm 2+1 with an open-plan living room and kitchen and two bathrooms. The G Rotana VIP list offers a 1+1 of 82 sqm, 2+1 apartments of 135 to 210 sqm, 3+1 apartments of 202 to 237 sqm and 4+1 apartments of 242 to 249 sqm, all gross. In the VIP plans every 2+1 has two bathrooms and most add a guest WC, the 3+1 flats have three bathrooms, and the 4+1 flats have four bathrooms, a guest WC and a storage room. The photos in the VIP brochure show furnished flats with fitted kitchens.

The residences share the tower's facilities with the hotel. The developer's brochure lists an indoor swimming pool, a fully equipped gym with instructors, a Jacuzzi, sauna, steam room and three treatment rooms, three dining outlets with outdoor seating (the c.taste restaurant, the c.mondo bar and the 24-hour c.deli), five meeting rooms and a ballroom. The VIP brochure adds a spa, room service and a cleaning service, and the developer's photos show the pool with city views and landscaped terraces with outdoor seating. Rotana's website lists a kitchenette, washing machine and dryer in the apartments, 24-hour room service, free cleaning, and parking with valet service.

Basin Ekspres road runs between the E-5 (D-100) and TEM highways, and the developer's map places the tower near Mall of Istanbul, the 212 Istanbul outlet mall, the CNR Expo center and Kuyumcukent. The 212 Istanbul outlet is about 750 m to the south and Mall of Istanbul about 1 km to the north. The nearest metro stations are Ataturk Mahallesi and Bahariye on the M9 line, each about 1 km away in a straight line, and Mahmutbey, where the M3 and M7 lines meet, is about 1.7 km away. Istanbul Airport is about 37 km away by road.
