CCT 537 Maslak Koru Project

Maslak Koru is a residential project with offices and shops in Ayazaga, Sariyer, on the European side of Istanbul, at the northern edge of the Maslak business district. It stands on Kemerburgaz Caddesi in a wooded valley just west of the Vadistanbul complex, with a stream and forest along its southern side. The developer has placed the blocks so that they block each other's views as little as possible, with the aim that every apartment looks out on the forest around the project, and it promises open views toward Belgrad Forest, the city and Vadistanbul.

Maslak Koru is a joint project of Invest Insaat, the company behind the neighboring Vadistanbul development, and KIPTAS, the housing company of the Istanbul Metropolitan Municipality. The site covers 49,360 sqm, and the developer says about 65 percent of it is green space, including about 25,000 sqm of landscaped grounds with no car traffic. The residential zone has eight blocks, named A to G and I, with 754 apartments. The tallest blocks have 15 floors above the ground floor, and no building is higher than 60 m. A commercial zone of five more blocks holds offices and 44 shops.

The project is under construction. The developer's information sheet of June 2026 gives completion at the end of 2026, so handover is planned for the end of 2026. A furnished show apartment has already been fitted out.

The apartments range from 1+1 to 5+1. By the developer's floor plans, the sales areas, which include a share of the common areas, are about 64 to 88 sqm for 1+1 apartments, 99 to 154 sqm for 2+1, 152 to 197 sqm for 3+1, 200 to 220 sqm for 4+1, 213 to 226 sqm for 4.5+1 and 281 to 314 sqm for 5+1; a 1+1 has about 43 to 57 sqm of net living space and a 5+1 about 189 to 219 sqm. Some 2+1 layouts have the kitchen open to the living room, others a separate kitchen. Blocks A, B, C, D and I hold the 1+1 and 2+1 apartments, with some 3+1 to 5+1 homes on their lowest and highest floors, while blocks E, F and G have only 3+1, 4+1, 4.5+1 and 5+1 apartments. Several ground-floor and top-floor homes have private terraces. Net ceiling heights are 2.85 to 3.00 m, and the apartments come with underfloor heating controlled room by room, central heating with individual meters, air conditioning, built-in kitchen appliances (cooker, oven, hood and dishwasher), a smart home system and fiber-optic internet.

Residents will have two outdoor swimming pools and one indoor pool, a fitness room of about 1,000 sqm, a sauna, a steam room, a pilates studio, a lounge and meeting rooms, two children's playgrounds and about 1.5 km of walking and jogging paths among lawns, ornamental pools and reflecting pools. Each apartment has indoor parking in the underground car park, which has charging points for electric cars. Entrances are controlled by license-plate recognition and resident cards, with security staff and video surveillance around the clock, and generators can power the whole project. The developer also plans solar panels for the common areas, a gray-water system that reuses sink water and rainwater collection for watering the gardens.

Vadistanbul station of the F3 funicular, which connects with the M2 metro at Seyrantepe, is about 1.1 km away on foot. The developer's map puts the Vadistanbul shopping mall 2 minutes away by car, Liv Hospital Vadistanbul, Istinye University and the HOM Design Center 3 minutes, Istanbul Technical University 8 minutes, Istinye Park 10 minutes, Kanyon 12 minutes and Zorlu Center 15 minutes, and the developer puts the TEM motorway about 1.5 km away. Istanbul Airport is about 31 km by road, around 35 minutes outside rush hour.
