Description
RAMS City Halic is a large residential and commercial project in the Topcular neighborhood of Eyupsultan, on the European side of Istanbul, close to the Golden Horn and the historic peninsula. The developer gives its address as Edirnekapi Rami Caddesi No: 7 in Topcular. The project is being built on the site of the former Uzel factory, and the developer presents it as an industrial regeneration project.
RAMS City Halic is developed by RAMS Turkiye, part of the RAMS Global group, which says it has more than 35 years of experience in construction and other sectors. The architectural planning and landscape design were done together with Dome + Partners, and the developer says the project won a European Property Awards prize for mixed-use architecture for 2023-2024.
The project is being built in three phases. The developer's catalog gives 597 apartments for phase 1, in blocks of 11 to 12 floors with four to eight apartments per floor. The developer's presentation counts 1,540 homes and 100 shops in the first two phases, and the phase 2 floor plans show six blocks with floor plans up to the 15th floor. The RAMS Global website lists 1,772 flats for the project as a whole. About 15,000 sqm of landscaped grounds are laid out closed to cars.
Phase 1 was scheduled for delivery in December 2024, and the developer's website now says that handovers in phase 1 have started. Handover of phase 2 is planned for December 2026. Phase 3 is the newest part of the project and is on sale from plans and renderings; the developer has not yet published a handover date for it.
The current sales lists offer 1+1, 2+1, 3+1 and 4+1 apartments, with sizes given as gross areas. In phase 1, only 2+1 apartments of 115 to 146 sqm remain on the list. Phase 2 offers 1+1 apartments of 64 to 70 sqm, 2+1 apartments of 91 to 160 sqm, 3+1 apartments of 160 to 190 sqm and 4+1 apartments of 193 to 226 sqm. Phase 3 has 1+1 apartments of 60 to 64 sqm, 2+1 apartments of 79 to 127 sqm and 3+1 apartments of 195 sqm. The developer gives a ceiling height of 3 meters, and its specification lists a raft foundation, C40 concrete, underfloor heating with thermostats, Rehau PVC windows with insulated glass and two elevators in each block. The developer says the structural design follows the 2018 Turkish earthquake code and was reviewed and approved by a structural engineering academic of Istanbul Technical University.
The grounds include landscaped gardens with water features, islets and gazebos, playgrounds for children of all ages, basketball courts, a skating and skateboard track, a restaurant, a swimming pool and a spa with a sauna. Under its All In One concept, the developer adds shared guest rooms, meeting rooms, event rooms, a children's playroom, a games room with billiards, and an indoor cinema and PlayStation hall. The project also has an indoor car park, 24-hour security with CCTV, IP intercoms and a residents' mobile app, and its commercial units are planned for a supermarket, restaurants, cafes and shops. The phase 3 renderings also show tennis courts.
The developer puts a metro station and a tram stop about 2 minutes away and a metrobus stop about 4 minutes away, and the T4 tram line has a stop at Topcular. The developer lists the TEM motorway, the E5 highway and the Halic Bridge among the places reached within about 10 minutes, and puts Istanbul Airport about 40 minutes away by car, roughly 38 km by road. The developer's catalog gives distances of 3.9 km to Balat, 6.7 km to Eminonu, 8.1 km to Hagia Sophia and 10 km to Taksim.
