CCT 493 Luxera Nevbahar Project

Luxera Nevbahar is a completed low-rise housing complex on 29 Ekim Caddesi in the Kayabasi neighborhood of Basaksehir, in the Kayasehir area on the European side of Istanbul. The site lies between Kayasehir and Samlar next to a wooded area, and the developer says its Nevbahar projects border Samlar Nature Park.

The project was built by Luxera GYO, formerly Luxera Gayrimenkul, an Istanbul developer founded in 2015. It stands on a plot of about 22,879 sqm and consists of 15 blocks and a car park building. Thirteen residential blocks have six floors each (a basement, a ground floor and four upper floors), and two shop blocks of a basement and a ground floor stand on the street side. In total there are 199 apartments and 11 shops: blocks A1 to A3 hold 15 apartments each, C1 to C3 and D 10 each, F 19, G1 to G3 25 each, and H1 and H2 10 each. The developer says about 70% of the site is landscaped.

Luxera Nevbahar is finished. A valuation report published with the developer's 2026 public offering records occupancy permits dated 11 August 2025, and in February 2026 the developer listed the project among its completed developments.

The apartments are 2+1, 3+1 and 4+1 homes in eight layouts. According to the developer's plans, 2+1 apartments measure 124 to 128 sqm gross (about 82 to 85 sqm net), 3+1 apartments 168 to 177 sqm gross (about 113 to 115 sqm net) and 4+1 apartments 205 to 220 sqm gross (about 138 to 149 sqm net). Every home has at least two bathrooms, one of them en suite; the 3+1 and 4+1 layouts add a laundry room, several add a separate WC, and the largest 4+1 has a third bathroom. Each apartment has a balcony of about 7 to 13 sqm, and some ground-floor homes have a private garden and terrace.

Shared facilities center on a landscaped central garden with a children's playground, an ornamental pool and walking and jogging paths. The developer's catalogue also lists a fitness room and an indoor pool. The complex has a covered car park and a row of street-front shops on 29 Ekim Caddesi beside the main entrance.

Kayasehir Merkez station on the M3 metro line is about 1 km east of the site in a straight line. The 2025 valuation report puts Merkez Kayasehir shopping mall about 1.4 km away, Basaksehir Nation's Garden 1.5 km, Basaksehir Cam and Sakura City Hospital 2.4 km, Ataturk Olympic Stadium 5 km and the TEM motorway 6.8 km, all in a straight line. Istanbul Airport is about 25 km by road. Luxera is building a second project, Luxera Nevbahar Life, about 650 m to the southwest.
