CCT 152 Skyland Istanbul Project

Skyland Istanbul is a mixed-use complex of residences, offices and a design-focused shopping center at Seyrantepe, on the European side of Istanbul, between the business districts of Levent and Maslak. It stands in Huzur Mahallesi in the Sariyer district, at Cendere Caddesi No: 114, beside the TEM motorway and next to the RAMS Park stadium. The developer describes the complex as having its own direct entrance from the TEM motorway as well as an entrance from Cendere Caddesi.

The complex was developed by Eroglu Gayrimenkul, part of Eroglu Holding; the plan sheets name the developing company as USY Eroglu Yapi Insaat ve Gayrimenkul Gelistirme. The concept architecture is by Broadway Malyan, with TAGO Mimarlik as project architect, Balkar as structural engineer, Mott MacDonald as facade consultant and RWDI as wind consultant. The developer says the excavation for the foundations reached a depth of 76 m and that the structure uses C60 concrete and S420 steel. Today the developer markets the complex under the Skyland Istanbul Prime logo.

Skyland Istanbul stands on a plot of 44,064 sqm and has three towers on a shared podium: two towers of more than 280 m and a lower third tower. A Block holds Sky Residence. B Block holds the office floors, with SkyPremium Residence on its top eight floors. C Block, the lower tower, holds SkyDeluxe Residence. At the base of the towers are the HOM Design Center, the SkyTerrace food and drink area and an indoor car park for 3,500 cars. According to press reports quoting the developer, residence handovers began in late 2017, and the complex is now complete and lived in. Early announcements described 830 residences, 504 offices and a 300-room hotel; the developer's current catalogue and website no longer mention a hotel. The developer continues to offer apartments and offices for sale and for rent.

Sky Residence offers studios to 4+1 apartments. Sample plans on the developer's website include a studio of 61.90 sqm, a 1+1 of 69.25 sqm, a 2+1 of 101.40 sqm, a 3+1 of 196.38 sqm and a 4+1 of 198.93 sqm, and the developer points to openable windows, balconies and a smart home system that controls lighting, heating, cooling and ventilation from a mobile phone. SkyPremium Residence has 106 apartments with their own entrance, reception and elevator, including 1+1 and 2+1 units with private terraces; the developer says these floors look over the city, the forests and the Bosphorus, with both the second and third bridges in view. In SkyDeluxe Residence, the C Block plan sheets show apartments from the ground floor up to the 18th floor: 1+1, 2+1, 3+1 and 4+1 apartments, and 3+1, 4+1 and 5+1 duplexes on the upper floors. Gross areas on the sheets run from about 78 sqm for a 1+1, 110 sqm for a 2+1 and 150 sqm for a 3+1 to about 220 to 350 sqm for the duplexes; the sales areas printed beside them, which include a share of the common areas, are larger. The developer says its 4+1 apartments have a ceiling height of 7 m and a terrace, and its photos show a finished sample duplex with a double-height living room.

The developer lists a concierge service, a fitness center, a wellness center and a swimming pool for residents, and its photos show an indoor pool, a Pilates studio, massage and relaxation rooms and a sauna. The developer says SkyDeluxe Residence has 10,000 sqm of private landscaping and winter gardens. The A Block residence lobby and the B Block office lobby both have staffed reception desks. The office part offers five office types: SkyOffice, with 533 offices on 37 floors from 83 to 2,000 sqm; SkyAtrium offices with 8 m ceilings and floors of up to 4,600 sqm; SkyFlat A and B offices, with their own entrance from Cendere Caddesi and seven floors of 1,100 sqm; the 21,000 sqm SkyMax office with its own entrance, car park and courtyard; and SkyTEM offices.

The developer describes the metro as right next door; Seyrantepe station on the M2 line is about 0.9 km from the residential tower in a straight line. The developer puts Maslak about 3.5 km away, Levent 4 km, Mecidiyekoy 7 km, Taksim 10.5 km and the historic peninsula 12 km, with the Fatih Sultan Mehmet Bridge 6.7 km (about 5 minutes) and the 15 July Martyrs Bridge 8.5 km away. It gives driving times of 3 minutes to Liv Hospital, 12 minutes to Acibadem Hospital, 4 minutes to Vadistanbul, 9 minutes to Istinye Park, 17 minutes to Zorlu Center and 18 minutes to Kanyon, and 3 minutes to Istinye University, 4 minutes to Atlas University and 9 minutes to Istanbul Technical University. Istanbul Airport is about 35 km away by road.
