Ispartakule Avrasya Konutlari is a residential project by Fuzul GYO in the Ispartakule area of Avcilar, on the European side of Istanbul, near the border with Bahcesehir and north of Kucukcekmece Lake. The project stands on a single land-registry parcel of 11,599 sqm in the Firuzkoy cadastral area (block 637, parcel 6). Fuzul GYO is the real estate investment company of Fuzul Holding, a group founded in 1992 that entered construction in 2000 under the Fuzul Yapi name; Fuzul Yapi became Fuzul GYO in 2023. The company disclosed the project to Borsa Istanbul's public disclosure platform (KAP) in March 2025.

Ispartakule Avrasya Konutlari has four blocks set around a central garden: Block A and Block C rise to ground plus 9 floors, Block B to ground plus 10 floors and Block D to ground plus 12 floors. Together they hold 312 apartments, and three shops sit by the site entrance on the street. The total construction area is 28,676 sqm.

The project is under construction. Drone photos from the developer, labeled August 2026, show the concrete frames of all four blocks completed, with walls and facades in progress. Handover is planned for early 2028: Fuzul GYO's March 2025 disclosure put delivery within three years, and the developer's project sheet gives a delivery time of 36 months.

The apartment mix is 119 one-bedroom (1+1), 153 two-bedroom (2+1) and 40 three-bedroom (3+1) homes. Most 1+1 apartments are in Block D. The 2+1 apartments come in five layouts from 66.90 to 101.32 sqm gross (about 43 to 65 sqm net), the two smallest with an open-plan kitchen. The 3+1 apartments in Blocks A and C measure 130.20 sqm gross (84 sqm net) and have two bathrooms, one of them en suite.

Residents share a 185.88 sqm social facility area with a fitness room, a sauna, a Turkish bath and separate men's and women's changing rooms with showers. The landscaped garden has a walking track and children's playgrounds, the site has 24-hour security with controlled access, and the developer lists 123 indoor parking spaces. The blocks stand on a raft foundation and are designed to the current earthquake code.

The developer puts the Bahcesehir pond park about 2 minutes away, the Northern Marmara and TEM motorways about 5 minutes, Mall of Istanbul about 10 minutes, Basaksehir City Hospital and the Ataturk Olympic Stadium about 15 minutes, and Florentia Village about 20 minutes. Its map also marks a future Ispartakule station on the M7 metro extension toward Esenyurt, a section that has not yet been built. Istanbul Airport is about 42 km away by road.
